south florida foreclosures Many South Florida home sellers put their homes on the market for sale and do not look at foreclosure or pre-foreclosures (also know as short sales) listings as their major competition.

Sellers just do not believe that distressed sales are their competition when pricing their homes.  Think Again!  Calling All Coral Springs, Parkland, Coconut Creek, & Other Broward Cities!  It is time to realize that foreclosure listings are becoming more readily available not just in your neighborhood, but maybe even on your street!  RealtyTrac.com, and online foreclosure website, announced last week that one in every 483 U.S. home filled for foreclosure in May.  Also the Sun-Sentinel reported in this past Saturday’s paper that Broward County has seen 2,884 homes facing foreclosure in the month of May, 2008 as opposed to 1,349 in May, 2007.

Savvy sellers must understand that foreclosures ARE their competition!  Remember, when a foreclosure property in your neighborhood sells, and sells for less than your home, you will be playing a scary game of catch-up in order to FINALLY be able to put a sold sign in your front yard.  Before listing your home on the market, concentrate on ALL of the competing properties in your neighborhood and even in the surrounding communities.  Make sure to price your property very close to your foreclosure foes in your neighborhood.  You will ultimately sell your property faster than a foreclosure or short sale, because these properties usually take longer to negotiate and close than your home.  Good luck and sell with confidence!
